This residential exterior remodeling project transformed the rear of a home into a comfortable, year-round outdoor living space. The homeowners wanted to enjoy the outdoors without the challenges of bugs, rain, or seasonal weather limitations. Their existing patio offered limited functionality and did not provide the protection or comfort they desired.
Tabor Design Build was brought in to design and build a screened porch addition that would blend seamlessly with the home’s architecture while enhancing how the family used their outdoor space.

Design Process
Our design team carefully evaluated the home’s rear elevation and existing roof structure. While there was ample space for a porch addition, the placement of second-story windows required a thoughtful design solution.
To achieve a seamless integration, we:

Modified the breakfast room roofline to accommodate the new porch

Removed the elliptical transom above the existing French doors

Reconfigured the roof structure to avoid interference with second-story windows
During the design phase, we also created a 3D rendering to help the homeowners visualize the screened porch and understand how it would connect to the home. This collaborative approach ensured the final design met both aesthetic and functional goals before construction began.

The finished screened porch provides a protected, comfortable outdoor living space the homeowners can enjoy year-round. A cathedral ceiling creates an open, airy feel, while four skylights bring in abundant natural light.
Integrated lighting and Tungsten electric heaters allow the family to use the space comfortably even during colder months, extending the usability of the porch well beyond the warmer seasons.
Seamless Roofline Integration
A major transformation involved modifying the existing rear roof structure so the porch could tie into the home without blocking second-story windows.
Key roofline improvements included:

Relocating an existing skylight so all skylights were evenly spaced
These changes ensured a balanced appearance while maintaining proper daylighting inside the home.
Low-Maintenance Materials for Long-Term Durability
To ensure longevity and ease of maintenance, Azek English Walnut PVC decking was selected for the porch flooring. All beams and columns were wrapped in Versatex PVC trim, providing durability and a clean, finished look.
Exterior finishes — including siding, roof shingles, and paint colors — were carefully matched to the existing home to create a cohesive exterior design.
Enhanced Outdoor Entertaining Spaces
In addition to the screened porch, the project improved outdoor functionality with a flagstone patio for grilling and entertaining. Existing pavers from the original patio were repurposed to create a walkway connecting the porch to the garage, improving circulation and continuity throughout the outdoor spaces.
